The property parcel is almost entirely north-south in orientation, with the main entrance on Arthur Road. On its east and south sides, it is surrounded by more high-rise condos and apartments, however they are often on tiny plots with single buildings. As a result, higher level units in the Liv @ MB condominium can enjoy some fairly spectacular pocket sea views on those sides that face the sea.
To the north and west of the site, there is a large stretch of mostly low-rise landed homes. As a result, residences on these sides have unimpeded views from the lower-mid floors up. While occupants on higher floors may have views all the way to the city skyline.
Given these qualities and the area's proximity to the sea, the majority of flats should benefit from ample natural light and sea breezes.
